In this session, CHL Mortgages for Intermediaries’ Roger Morris explores the concept of “equity acceleration”: purchasing a property that requires improvement and using refurbishment to increase its value and potentially strengthen the landlord’s equity position.

Roger examines the types of properties investors might consider, from dated homes requiring new flooring, decorating or a refreshed kitchen through to properties that are initially unsuitable for letting because relatively modest works are required. He explains why these properties have traditionally presented a financing challenge and explores how refurbishment buy-to-let products can provide an alternative to the traditional bridge-then-refinance route.

The session walks advisers through how CHL’s refurbishment proposition works in practice, including initial advances, retentions, schedules of works, reinspection and release of additional funds. It also covers acceptable works, maximum LTVs, timescales and the supporting information required, giving advisers a practical understanding of where the proposition could create opportunities for landlord clients.
